		<description>What many fail to take into account is that the prices achieved at the West End are a price that sells 32 condos in one day. If the Encore or Rhythm where to want to sell 32 condos in one day, they too would have to lower prices to a similar level. This is a price level that is typically only achievable in these type of bulk sales.&lt;br&gt;&lt;br&gt;The Encore is within $4 million of paying off their entire construction loan and I don’t see a need for that development to have a bulk sale. They, more than others, have the ability to hold price higher, especially as they reach levels in the $250/ft range. This price range is very close to an actually construction/replacement cost. &lt;br&gt;&lt;br&gt;The Terrazzo on the other hand, still has some meat left on their construction loan bone. I think that you’ll continue to see some downward pressure on their pricing, but not down to the prices seen at the West End auction. The West End condo price levels are dramatically affected by their enormous size.</description>
