I looked at almost every house in 37027 that was over 5,000 sq. ft. I was even under contract on a foreclosure (5615 Saddlewood - which has never passed it's final inspection or been issued a certificate of occupancy since it was built in 2005). I chose to build a house in the Governor's Club. Not only could I then tweak it and get it how I wanted it, but I'm doing so for a better price than everything I looked at... maybe not everything, but I decided the family/neighborhood activities in the Governor's Club outweighed some of the better prices elsewhere.

So, not only can you scoop up a foreclosure right now - which I do suggest if you don't have the patience to build and to not adding to the supply (I know, sorry), but you can build a steal in Brentwood right now, too.

One sad note. I'm leaving my beloved Scales zone :(

As far as Hampton Reserve, it's just not for everyone. I passed on it, but I couldn't really pinpoint why ;( It has a similar feel to Annandale. Huge houses, but just not in the right setting or something - at least not for me, but there's no perfect house or neighborhood. To each his own. It's better this way. Otherwise we'd all be fighting to live in the exact same house.

Dcarricobabe, it is my job to follow all of the homes in my marketplace and report the data the MLS provides. Should any of that data be incorrect, I suggest you take it up with the broker responsible for misrepresenting your neighborhood, not the person who is simply reporting what has been represented as factual information. The fact remains that I have several clients in Hampton Reserve and I shall continue to analyze the neighborhood for their benefit. If you have additional information that will assist in filling in any possible gaps, this is a wonderful forum for you to do so.

Hi Dcarricobabe - this article was written 16 months ago when the over $1 million market in Brentwood East was really struggling. Since that time, it certainly have recovered and Hampton Reserve is doing much better. Currently the MLS shows 9 homes for sale in Hampton Reserve with 1 under contract. Of the remaining 8 homes, 2 are new construction to be built and 6 are resales. Of those 6 resales, one is a short sale on Sanctuary and 3 are owner-agents.
