The real estate recession is going on four years now.... Maybe it&#039;s wishful thinking (or the expiring tax credits - or just spring), but it feels like things are turning.  As in your Buffett post, it seems like the next year (especially after April) might be shaky for a while, but by 2011, things should be shaping up.... I hope.</description>

		<description>You are definitely correct about a lot of foreclosures being sold on the MLS without being annotated properly. The shadow inventory that I am worried about is not within the current distressed market. I am worried about the folks who have not found a job yet, the guys with adjustable rate mortgages who cannot withstand rate increases and the people who are just now getting to the breaking point. During a long period of analysis I believe that I have found a correlation between gross domestic product, job growth, corporate profits, stock market values and real estate values/sales. While I am not ready to put the full white paper out there, I can give you this predictive preview: until we have contiguous 3 months of sustained job growth, our real estate market will continue to see sustained foreclosures and short sales. The previous few sentences probably make it seem worse that it really is, but the honesty of the statement is intact.</description>
