That combination, more sales and a higher median on flat price per square foot, tells you the area absorbed more inventory without bidding up the cost of space. The median moved because the mix of what sold shifted slightly larger, not because buyers paid more per foot.
Why did the median rise while price per square foot stayed flat?
Because this is really two markets reported under one zip code, and the single median sits between them. The detached single-family market did most of the volume and firmed slightly. The attached and condo segment is far smaller and softened. The area-wide median you see quoted is a blend of the two, which is why it can rise even when the segment a specific buyer or seller cares about is moving the other way.

The detached single-family market carried the gain: 121 closings in the last year at a median of $1,891,000 and $453 per square foot, up from 107 closings and $1,850,000 a year earlier, a firming of 2.2 percent. The attached and condo segment held flat on volume at 19 closings in each period, but its median ran a very different level and direction, $340,000 this year versus $370,000 last year, a decline of 8.1 percent.
When I price a home here, I never use the area-wide median as a comp. I work inside the right segment, because a $1.9 million detached house and a $340,000 condo are not in the same comp set even on the same street.
How fast are homes selling in 37215, and did that change?
Pace barely moved. The median days on market was 16 this year versus 15 last year, so correctly-priced homes are still clearing in roughly two weeks. The detached segment ran a 16-day median and the condo and townhome segment ran 23 days, which is the normal pattern: the larger, higher-priced detached pool turns slightly faster here than the smaller attached pool. The longer-tail listings in the data are almost all either original-condition homes or top-of-market estates where the qualified buyer pool is small. When a 37215 listing crosses 60 days without a price adjustment, the market has usually already answered the pricing question.

That active median sits well above the closed median, which is the usual signal that the top of the market is more heavily represented in standing inventory than it is in completed sales.
