Sometimes we all wonder how well we have done when investing in real estate and usually there is not a good way to benchmark our success or failure. Here is a list of the 10 best condo buys in Nashville so far in 2009. Keep in mind that the developer purchases probably also have a ton of concessions like closing costs, upgrades, paid HOA dues, free parking spaces and whatever else will get the deal done.

    First, let me commend you for such an informative website! My question is regarding St. Martin Square in Brentwood. I am in the final stages of negotiation, and it looks like this deal is going to come together at $210 sq. ft. What can you tell me about this particular complex, and do you feel this is a reasonable price. This is a 2 BR Penthouse with a single garage. Thanks! RJS
  • St. Martin Square is a very solid project for north Brentwood. The design is quite good and I really like the additional ceiling height that the penthouse floor affords. I also like the fact that Mac did not blindly build the last phase which would have really hurt the development in this economy. I also like that the developers, Mac & JD, are very well capitalized and I am hoping that you are negotiating directly with Greg Standifer. Greg is the one person who can tell you what the lowest prices are without the normal sales BS.
