How does this search compare to Zillow or Realtor.com?
Three real differences. Knowing them upfront saves you the work of cross-checking later.
- Data freshness. This feed pulls directly from Realtracs (the Greater Nashville MLS) on a continuous refresh cycle. Zillow and Realtor.com syndicate that data through aggregators that introduce 6 to 48 hour lag, long enough for a new listing to go under contract before it appears on their side.
- Listing accuracy. Zestimate is a national algorithm trained on national patterns. Nashville’s downtown high-rise condo segment in particular gets miscategorized because the comparable-sale set is too small for the model. My team prices from actual neighborhood and building-level comps.
- What you get when you reach out. Zillow routes you to whichever Premier Agent paid for that ZIP code that month. I have personally closed 550+ short-term rental transactions and 350+ downtown high-rise condo transactions, and I will tell you when a building or a deal is not right for you.

Where does this listing data come from?
Directly from Realtracs, the Greater Nashville MLS. The same source brokers use. Refreshed continuously throughout the day. No third-party aggregator delay.
Why does the same property show different prices on different sites?
Two reasons. First, syndication lag: when a price changes, Realtracs updates instantly but Zillow and Realtor.com may take hours or days to catch up. Second, broker-only fields. The MLS captures details that public aggregators strip out, including private remarks, showing instructions, and certain HOA disclosures. If you see a price discrepancy, this feed is what brokers and lenders are looking at.
Can I see only NOOSTR-eligible properties?
Yes, but not from the generic property-type filter. NOOSTR eligibility lives at the building or neighborhood level, not on the MLS listing record. Use the NOOSTR-eligible buildings list as your starting point, then search within each building or zoning overlay.
Do I need a buyer’s agent to use this search?

All listing data is sourced from the Greater Nashville REALTORS Multiple Listing Service (Realtracs). Median sale price, months of supply, and new listings figures are aggregated from the Greater Nashville REALTORS monthly market reports cross-referenced with my team’s direct MLS exports. Mortgage rate is sourced from Bankrate’s daily Nashville-area rate aggregation, updated weekly via my Friday market report. Data freshness for any specific listing is set by the seller’s broker; new listings typically appear within minutes of MLS entry. Broker fees are not set by law and are fully negotiable.
