Location, Convenience, Rental Rate & Future Value

It certainly can be difficult to evaluate short term rental investment properties, especially East Nashville Airbnb opportunities. Why? Because East Nashville is absolutely massive. However, there are extremely simple rules to follow when evaluating whether or not an Airbnb is right for your portfolio. First, purchase on the downtown Nashville side of East Nashville. Don’t get caught messing around in Rosebank, Porter Heights, Maplewod or Inglewood. While wonderful places to live, they are simply too far out for Airbnb rentals. Second, focus on areas with walkability or extremely convenient drives to downtown. You never want to be more than a $10 Uber ride from the intersection of 1st Avenue and Broadway. Third, get multiple opinions on the nightly rental rates and always ask for a backstop long term rental quote as well. If the market pivots, you must ensure you can pivot right along with it. Last, purchase your East Nashville Airbnb in an area with rampant growth. Look for new retailers and restaurants. Those businesses do oodles of research to ensure they are locating themselves in the path of progress and that’s exactly where you want to be too.

Update: we are excited to learn that the Southern Grist Brewing Company is relocating to the Highland Yards development directly across the street from Monty. Southern Grist began operations at 1201 Porter Road in 2016. From the press release: “The future space is twice the size of the Porter Road building, allowing for an increased focus on food, two patio areas, distanced indoor seating and better parking. Locally based Mijo Gordito will partner with Southern Grist on the food concept.” It’s difficult to think of a better case scenario than an incredibly good brewery opening up directly across from your East Nashville Airbnb!
