Davidson County real estate

Updated September 6, 2026 · 30 posts in this archive · 2005 to 2026 · Davidson County real estate coverage from Grant Hammond

Quick answer: Davidson County real estate coverage. Davidson County and Metro Nashville are the same jurisdiction, so this archive covers the whole city rather than one submarket: monthly market figures, submarket breakouts, and the short-term rental permitting that applies inside the county line and nowhere else.

Davidson County real estate coverage from Grant Hammond, in date order, built from Realtracs MLS data for the period each post covers. The county line carries more weight here than in most metros, because Metro permitting stops at it. For the metro-wide price series see the Nashville housing market archive, and for the wider research hub see Nashville real estate research.

What Davidson County Real Estate Coverage Includes

Median and Average sale price for the period, closed volume, active inventory and days on market. Submarket breakouts inside the county, including the downtown core, East Nashville and Green Hills. Metro short-term rental permit rules where they bear on value. Where a submarket sample is too thin to carry a figure, the post says so rather than publishing a number that cannot hold weight.

Which Nashville Neighborhoods Are in Davidson County?

All of them, because Nashville and Davidson County consolidated into a single metropolitan government in 1963. That covers the downtown core, East Nashville, Green Hills, Germantown, the Gulch, Sylvan Park, Bellevue, Donelson, Hermitage, Madison and Antioch, plus the satellite cities of Belle Meade, Berry Hill, Forest Hills and Oak Hill, which keep their own charters inside the county. What sits outside is the part people get wrong. Brentwood and Franklin are Williamson County, not Davidson, and Metro short-term rental permitting does not reach them. If a listing is marketed as Nashville but the parcel sits in another county, a different set of rules applies to it.

Nashville and Middle Tennessee Coverage

Davidson County across price bands from under $500K through $2.5M and above, with Williamson County covered where a buyer is comparing across the line.
